Kulkallaya joined One Asia Lawyers in 2026. She holds a Lawyer License and a Thai Bar qualification. She has experience in both corporate and litigation matters, with a particular focus on real estate.
In her corporate practice, she advises international clients, including those from Russia, France, Germany, China, Italy, and Ukraine, on a wide range of real estate transactions. Her work includes conducting legal due diligence for transactions involving villas, condominiums, land, and hotels.
She also handles legal due diligence for corporate acquisitions, including company takeovers. This involves reviewing corporate structures, drafting share transfer agreements and memorandum of understanding (MOUs), and conducting regulatory compliance checks, such as license verification for hotel operations.
In addition, she has extensive experience drafting, reviewing, and revising commercial agreements, including reservation agreements, sale and purchase agreements, lease agreements, and lease assignment agreements. She also prepares and files transaction-related documentation with the Land Office in Thailand.
On the litigation side, she has handled a broad range of civil, criminal, consumer, labour, inheritance, family, and administrative cases. Her experience includes drafting complaints, pleadings, petitions, legal notices, powers of attorney, settlement agreements, bail applications, and appeals. She has also participated in witness examinations and mediation proceedings.
